It is very seldom that a part of an old family ranch without restrictive covenants is for sale in this part of the hill country. The property is surrounded by old time family ranches that have been owned by the same families for more than a century. The west boundary joins the historic 22,000 acre Cedar Creek Ranch. The south boundary joins the Hatley Ranch, the north boundary of the S.A. Williams Ranch joins the Jernigan Ranch and the east boundary joins the Craig Ranch.

Even in this six year drought there is water suitable for fishing along this section of Pulliam Creek. It is not unusual to see catfish, perch and bass in the creek.
